More Than a Salesperson - Home Consultant

October 17th, 2008 12:43 PM by Frank Ferrell

I know real estate agents are often referred to as salespeople, but in my continuous effort to gear my business toward my customers’ specific situations and needs, I consider myself more appropriately a home consultant.

I’m seeing buyers and sellers do much of their home research on the web and by the time they come to me they’re expecting me to guide them through the process.  As a result, I make it a priority to stay on top of the market and technology changes so I can best counsel them when they’re ready.

Looking at today’s issues with Fannie Mae and Freddie Mac, FHA, short sales and foreclosures, it’s no wonder buyers and sellers want (need) a knowledgeable professional for guidance.  I’m working with one short sale customer who is five months behind on mortgage payments.  We are preparing his home for the market and he is strapped for cash, so I’m assisting him with the expense of needed pool chemicals to bring it up to par for showings.  Whatever it takes, right?

Although our current economy is unstable, I know from my experience things will get better—they always do.  And there’s no doubt that in my providing good personalized service as a home consultant, I have been successful in making it through the past and now present soft market.

When my wife and I decided to list our townhome in Casselberry a few years ago, Frank was very helpful in guiding us on how to bring the house to being "show" ready. The first thing he said was "De-Clutter!". So we emptied the closets and other areas and put things we didn't need into a storage unit. Then we did a little minor kitchen remodeling to brighten that area up. The first day the home went on the MLS we got four lookers and found our buyer! Frank helped us locate a really nice house in Lake Mary at a price that fit our budget. It really helps to prep your home before you list and Frank had all the answers.
